A 12-by-14 U-shape or peninsula with a high appliance line comes to $61,942, with a cabinet-grade range of $61,042 to $62,842. What the budget does not reach is a luxury appliance package: that line on its own is $76,044.

What $75,000 Buys in Columbus

At this level the construction is no longer the interesting part of the number. A 12-by-14 kitchen is scheduled at 192 in-house man-hours against 148 for a 10-by-10, and with no appliance line at all a large U-shape or peninsula prices at $41,904. Everything above that figure is appliances, conditions and structural work, all of which ride on top of the construction bucket at their own markup rather than inside the 1.20 contingency.

The appliance line is more than a third of that total and it is the only line a homeowner controls completely on the day of the order. The cabinets are still $3,250. The labor is still 148 hours. A kitchen does not become a $75,000 kitchen because the crew works differently; it becomes one because of what gets installed and what gets moved.

One line is worth reading twice. The estimator prices cabinets at $3,250 for every job, inside a $2,500 to $4,000 band that only ever shows up as the cabinet-grade range under the headline figure. A full custom cabinet package is outside what the tool prices, so a kitchen budgeted at $75,000 around custom cabinetry is not the same project as the rows in the table below, and it needs a written estimate rather than a planning range.

The Cells Nearest $75,000

The gap between the fourth row and the fifth is the whole story of this budget. Everything at or below $61,942 fits inside $75,000 with money to spare for conditions; the luxury tier does not fit at all. What the Headroom Is Actually For

A budget this size is usually chosen because the kitchen is not just tired, it is in the wrong shape. That is structural work, and the estimator prices it as its own standalone line on top of the construction total. Removing a load-bearing wall with a steel beam over a 14-foot span, as a project the crew is not already mobilized for, is $14,050. Engineered structural plans are a separate line again.

The other claim on the headroom is the electrical service. Isolating the kitchen and running new circuits takes the electrical sub from $1,500 to $3,500, and replacing the panel takes it to $6,000. In a pre-1980 Columbus house with a 60-amp panel and knob-and-tube upstream, a high appliance package is not a finish decision; it is a service decision. • Permits and inspection fees. Paid to the municipality, and never inside the estimator's figure.
• Duct relocation or a main-stack rebuild. Both are separate conditions, and both are common when a kitchen changes shape.

Two Upgrades That Push It Over

Stepping the appliance package from high to luxury. The line goes from $20,038 to $76,044 while the construction number underneath it does not move at all. This is the fastest way past $75,000 by a wide margin, and it happens in a showroom in an afternoon.

Stacking conditions on a large layout. An island, isolated circuits, a panel replacement and stone across a 12-by-14 peninsula take the counter line to $7,800 and the electrical sub to $6,000 before any appliance is chosen. Each condition is defensible on its own; the total is what surprises people.

Two Savings That Bring It Under

Take the appliance package from high to mid. The line drops from $20,038 to $7,088, and a 12-by-14 L-shaped kitchen prices at $45,872 instead of $58,822. The same kitchen with no appliance line at all is $38,784. Nothing about the cabinets, the counters or the crew changes.

Keep the existing footprint. A 10-by-10 L-shape with the same high appliance package is $51,994 against $58,822 for the 12-by-14 version, and holding the walls where they are also avoids the structural line, the engineered plans and most of the permit scope. The question is whether the extra room earns its cost, not whether it is affordable.

How Long the Work Takes

A 12-by-14 kitchen is 192 in-house man-hours, which is 12 working days for a two-person crew at eight hours a day, with 10 management and inspection days alongside. The order of work does not change with the budget: demo, framing, plumbing and electrical rough, insulation, drywall hang and finish, prime and paint, cabinets and trim, countertops, backsplash, appliances, then clean-up and touch-up. Structural work lands at the front of that sequence, with its own inspection, and it lengthens the calendar more than it lengthens the crew's hours.

The schedule risk at this budget is not labor. It is the cabinet order.
